Want to get our house sell-ready, need a new roof first. Shingle roof, 1300 sq foot house. Who do y'all recommend? Don't want to pay a fortune, obviously, just need it to sell the house.

Thanks in advance.

Keith at Sensible Roofing is a good guy and a Vol fan. He's a regular caller (and advertiser) on Basilio.

SensibleRoofing.com I think.

Ask him if he still has Johnny Majors's voice messages when they did his roof. Hilarious.

Dixie Roofing is a company I've used on several projects. Good honest people with fair prices. They stand behind their work.

I know a guy. He's a small outfit but does great work. Doesn't eat you up on extras. I needed a piece or two of plywood when he did mine and didn't charge me extra. Gives cash discounts as well. If you're interested, I'll post his info.

I believe that Dixie did a flat roof for a company that I worked for and it leaked badly. Maybe it was just a bad crew, but they failed on that job.

Is he insured?

Not for nothing but you ought to see if you can have a guy from your insurance come check your roof for hail damage. You might get some help in replacing it.

Want the job done correctly, using good materials, at the best rate in town?

Call this guy, Bill Mitchell Roofing. 865-924-7331
Second generation family business.

He did my roof about six weeks ago and I was happily surprised at the price.

No, that's just a flat roof. There are two types of flat roofs. Those that leak and those that haven't leaked yet.

It either didn't leak before they replaced it or it slightly leaked in just one spot. First rain after the new one was installed and it sprung leaks in about half a dozen spots. It was like waterfalls... buckets were everywhere.

In order to have the roof looked at you typically have to "open a claim" with your insurer. Even if they don't find anything I believe this still factors into your claim history. I would ask my agent about this before having an adjuster out to look at the roof.

Apparently most roofing companies in knoxville won't do an overlay...... which is quite annoying. The only one I've found willing to do the overlay was some uninsured guy.

Valid point! Thank you!

"In general, it is not a good roofing practice to overlay a traditional asphalt shingle roof versus a complete tear off and replacement with a new roof for the very reason you stated: you can’t examine the decking to determine if there is any damage that needs repaired. If you don’t take your roof down to the sheathing, you will never know if you have proper underlayment, or are experiencing sheathing rot, or ice or water damage."

Why did they replace a roof that didn't leak...?
