where is demand going to come from when regulators have driven all lenders to ground? Only mortgage buyer in the market is the Fed and that's unsustainably holding up the market today.

I do think we are seeing some of the overbuilt inventory moving. It hasn't improved home value, but it may have stopped the bleeding.
