Between people realizing they can work from home more and the cities proving how awful it is to live there, I wonder if we do actually start to see an exodus of some sort from these places.
Man, this is a really great question. I do somewhat feel as if a pendulum between gentrification and "white flight" exists, but I'd be curious as to how many 30-45 year olds with means that can now work remotely or tolerate a suburb-to-city commute are starting to feel that the exaggerated cost of living for proximity to "culture" is now outweighed by a lot of these major cities being generally terrible.
