Buying a home in Knoxville

Moving to Knoxville to pursue my PhD from UT. My wife and I are going to buy a house and need to make sure we buy one in a good area. I am looking at selling this house after 4 yrs, so I want to buy in a good place to maybe make a little money. Thanks for the input. :hi:

Define "good". Not trying to be an ass, but I live in a safe, quiet part of town, but hoity-toity types on the west side would not call good. Bunch of folks who are afraid to look in the mirror if you ask me. We put on our pants the same way they do, and dammit we work hard. Good honest folks too, round where I live a smile and a nod means something. Out in other parts it's just a way to see if a man makes less money than you. What sort of lifestyle is that? A lifestyle built upon only material wealth? Isn't there more to it than that? Isn't a man worth more than the car he drives, more than his membership at Cherokee, more than the size of his boat? In my opinion, that bridge being shut down for many years was more than just a construction job, it was a symbol of one part of town wanting to cut ties with its roots.

After 4 years there won't be much equity, so you may make a little.

Do you currently have your home listed?

South Knox, near Island Home

I live next to a doctor and his wife. He is doing a fellowship at UT Med. He is only here for a year. The houses are perfect for anyone who doesn't plan to be living in the area very long or for a starter house. They are fairly cheap and the area is good. I've been in the area for a while a haven't had issues. It's close to campus without being downtown.

Oh, island home is nice btw. Might want to consider Blount county (maryville/Alcoa).

Yep. Buying a house you plan to sell after 5 years is usually just a silly idea.

With property values depressed right now, there's a chance you could build some equity just from the rebounding property value, but Knoxville values weren't hit nearly as hard as most of the nation, from what I can tell.

I would just rent until you find the place you want to settle down into for a while.

But once you venture outside island home you get into a really bad area of Knoxville. That section of Knoxville is very pretty, but I wouldn't be able to justify living there due to the crime.

Good to see someone else realizes there is more to this town than turkey creek.

I like the Bearden/Papermill area too. There are some nice homes tucked away in those hills. Property probably goes up in that area though off Kingston.

They might try and build that area up once the hospital gets converted into a shopping plaza/residential complex. There are also a lot of high priced condos across the river off the Henley St. Bridge so it's coming along. Just a lot of old property too.

I embrace my illiterate, redneck neighbors. They treat me right and stay out of my business for the most part.

In an effort to get along, I'm thinking about moving the couch off the porch and letting the dogs loose from my jacked up car.

Property values in certain areas of South Knox may be on the rise when the riverfront developments start to take off. I hesitate to think that the shadiest of shadys down there on W Blount Ave could ever be revitalized, but it's gonna be so close to the river that who knows, it could start getting improved. If I had more capital, I might buy up a cheap property along there and fix it up in anticipation of rent values in the future. Not worth the risk at this point in my life, though.

I'm not sure you understand what you are trying to argue. I never said Island Homes was dangerous. I said once you venture outside the area it gets rough pretty quickly, which if you look on the map you posted you can see the mass amounts of crime that occur right outside that area. I would post a "fail" pic for you, but I doubt you could comprehend that either.
