figure in if your going to keep the place or sell it later,it may be harder to sell with a pool in it

I'm a realtor and the axiom is buy a pool, don't build one. Folks that don't want a pool absolutely don't give it any value. Folks that do (which granted there are less of them), will pay a premium because there are so few homes with them. Right now, there are over 3,500 active single family homes in Chattanooga area MLS. Only 115 have in ground pools...that's 3%. We bought a short sale house...built in 2008 and paid $85,000 less than it was refinanced for in 2009 (after the bubble burst) and we plan on being here at least 10 years.

Yeah most service companies are decent. Just stay in contact with them and ask as many questions you have.

When you're ready for zoysia remember there's 2 main types, El toro and Palisades(sometimes referred to Zenith)
El toro resist weeds and most dies eases and fungus is darker green lower mowing attention

Palisades is good all around and tolerates shade and full sun, susceptible to fungus and weeds while easily controlled and mowing gets tough when you let it get to high.
Both are soft and smooth blades, I mixed el toro and palisades in my parents yard focusing el toro in the shady areas and palisades in sun.
You can't hardly tell the difference.

I've mixed the two and I think Zeon/Zenith is the winner. IMO Beautiful green color, grows thick & carpet like and is the most cold/shade tolerant. The El Toro has a bluish tint to it, takes the longest to regreen and seems thin.

As for weeds. I bought a sprayer and use Ortho Weed b Gone concentrate. But I like doing yard work so I'm weird.
