Metal Roofs- I need opinions and guidance

1x's give an extra air barrier for the additional insulation (like double pane glass). The additional shingles do not have any (maybe minor but definitely not worth fretting over) insulating qualities.

Thanks.

I never thought about it like a double pain glass window.

What about the gauge of the steel? Seems to be two popular choices.

Have you used these guys?

The wife has decided we are going with metal. The insurance is picking up the tab.(less the deductible) Hell they are even paying for new gutters, the roof on the horse barn and new flooring. (Wood and carpet)

All these storms have beaten my place up. The adjuster found more stuff that needed repair than I did.

I had a quote from them, for a roof for a house I was looking at, didn't end up buying the house, so I didn't need to use them, but I have co-workers who have and they liked them...that's how I ended up calling them

Is this a house you'll stay in until you die? If so I think a good investment.

Why does death have to equate to the purchase?

Would the resale of them home not be worth the investment?

Honestly with my wife losing her job in December I don't know where we will be living....Arkansas, Texas, Tennessee (I hope)

The 1x's is what I was curious about. I've seen it both ways and have read both reasons for doing so. The installation of the 1x's makes more sense to me.

Thanks gramps.

OB, do not let the installers install a metal roof without stripping the roof with some 1x's. The metal draws heat, you need that space to let it breath.

As someone else stated, I cannot hear it rain unless we are getting a hard rain.

If I were building a new home, I would go with the metal, of course that is simply my opinion.

Edit. Let me rephrase a little. We live in an old junky rancher with a straight line roof, the metal works great on a basic roof. If a home has several different offsets and angles I do not like metal due to the bulky trim required. For a roof with different offsets and angles, I would go with a 3 dimensional shingle roof, looks much better.

i saw where you liked the idea of a Tennessee orange for the color, you could have it done in orange with white stripes too or with some painting,it could be done in a checker board pattern :)

I'd go with the furring strips and not have to worry about removing the old shingles and having them hauled off

hmmm will the old shingles cause any problems down the road ? look into that too,I have no idea if it would, but it sounds like a good question to ask and it is better to ask than be surprised later

this.

if you are getting the insurance to cover it all make sure to get a reflective paint on it. (not shiny but reflects more light than others) saves on wear and tear from UV and should keep the house cooler.

i would say strip the shingles just because you don't know what you have underneath the shingles as far as water damage goes. and depending on the type of metal roof if won't be worth a darn if the sub surface is no good. (applies to any roof really)

No, it's not a good investment unless you plan to stay in the house about 30 years. Cost three times as much.

P.S.-No you can't get more if you sell it. Your house price is determined by your local market. Nothing more. Property Brothers is B.S.

Does this Jerry guy live up there off Thompson School Road in Corryton?

indeed he does and his buddy knows of someone that died in a car crash on John Sevier Hwy. The person was in one of those Japanese cars; might have been an itchyp...
