I believe that a clause was added to Gundy’s contract guaranteeing him a raise whenever UT conducts a HC search. Too much time and money wasted renegotiating the contract.

It’s not coming from Tennessee’s side. The leak is from Elliot/Clemson.

If the talks got serious, very likely NDAs were used. Leaks wouldn't be coming from either side in that case. So all you can presume is one of 3 things, 1) NDAs weren't used (unlikely since they already mentioned them being used to discuss the AD job with White), 2) if you're hearing anything it never got serious enough for an NDA to be signed, or 3) one side is completely exposing themselves to liability by breaching an NDA.

I actually believe 2 is most likely and that it also explains why nobody in the media seems to have any real sources, BUT it also says that our supposed insiders are just as in the dark, or they are actively misdirecting.
