Yeah not happening, I like convenience.
We have a realtor, we used her for our rental search. We were conflicted on using one of our friends or her, but ended up choosing her because she went above and beyond on our rental search.
I've heard in pecking order:
Wells Fargo
Chase
Bank of America
I have mine under Chase and they've been pretty good about it. Had a problem with my tax escrow account they worked through with me and even ate half my property taxes that year because of the wording in the contract.
It started off with a smaller loan company, then went to Wells Fargo and then to Bank of America. They are a pain in the butt to deal with. And maybe some of it is because that house is now rental property, but there is no reason for them to be difficult to deal with just because of that.
For the sake of all things holy, DO NOT GET IN WITH AN HOA!!!!!!!!!!!
If at all possible, avoid a house that's already set up in that sort of thing. And if the matter comes up later that someone wants to start one, do everything you can to kill it with fire dead in it's tracks.
This x100. My parents neighborhood tried to start one after my parents had been in the 'hood for 12 years. They tried to bully my parents into joining the HOA with letters from a lawyer. They also tresspassed on my parent's property to see if my parents were compliant with the HOA that they were not a part of. Really soured me on HOA if you can't tell.![]()
I did an anti-terrorism class some years ago and the instructor said HOAs were the largest single non-identified domestic terrorist group in the nation lol
lol: I could see that. It was basically just one of the people in the HOA being a real butt about things. He felt like he could muscle people into joining because he was a lawyer and could send certified letters to people. It didn't last long when other people in the neighborhood started standing up to him and telling him they weren't joining.

Were they successful in foreclosing on people who hadn't paid HOA fees?
Oh yes, NC for sure plenty did, but SC we did not have many, it's a much longer process, so many different hearings to give the homeowners the chance to do something.
We would send people a warning letter first before we put a lien on their property, most would respond then, but several only responded once we did the lien (like we weren't serious about our warning) or they thought they could get away with not paying it still and sell their home - nope you have a lien on it.
I hated it because people would get highly angry at me, I get it, but it's not my fault you aren't paying your dues whatever reason, you don't like the hoa, you don't have the money, etc. I loved it when people would call in and say I didn't hire you, so I'm only paying the HOA dues, not the attorney fees. Okay, well we aren't taking your lien off until you pay everything, you look in your bylaws and it will say the HOA has a right to hire an attorney and put the costs on you. The always ended up paying.
I just think it's BS that an association has the power to do anything with a person's private property. It's not a business that's paying your bills, it's an association. To me, it should be no different than joining the Ruritans or the NRA. I know it's the law and all, but it's utter horse dung that the laws were able to be passed in the first place.
And furthermore the fact that you cannot buy a property in certain places without being a part of it is BS as well. It's my choice to be a part of an "association." It should be voluntary on the part of whomever is buying the house.
