We did. $375 + 15k closing. It's absolutely nutz right now. Realtor said they've been dealing with quite a few Californians. A friend of mine, he flips houses, told me that cant even get hold of property to flip and they are bidding asking price and getting out bid by 20/30k. Just cant compete with all the big money rolling in right now.

so the Cali buyers arent actually moving to Tennessee ?

And to Asheville and WNC in general. You should see the dollar signs light up in sellers’ eyes when they hear California buyers are interested. 🤑🤑🤑

When we moved here, we were Cali buyers, but we’d been renters. We hadn’t just unloaded a 3BR/2BA for $1.6 million.

Apparently Tennessee is the new "Move too place" and I see it at work, people moving here from Cali, Michigan, New York, Texas,
Florida, Illinois, Massachusetts and Ohio just to mention some from the last several months.
no state income tax is a good reason - wish I was moving there :(

it is nutz. We've been looking at properties in STL and see things we like go well above asking price.

After seeing a listing earlier this week we wondered whether our son and his wife (who are in process of looking for larger home) whether we could help them with payments and, in exchange, add a mother-in=law suite on the property.

We stayed in KY. There will be an income tax soon and you will be stuck with 10% sales tax plus an income tax. We just bit the bullet. Out in the "country " with 1 gig internet.

Nashville has been “the cool city” for young adults for awhile, somewhat reminiscent of Denver 20 years ago. Folks fleeing Nashville’s bulge have grown Clarksville. What other Tennessee cities have been experiencing influx at an increasing rate?

Knox and surrounding areas have. All the way north to Jacksboro for sure.
