Thanks! Yep. Thats the same story here x5. Wife seen a news story the other day about people buying houses cash, sight unseen, waiving inspections and appraisal. Some of them have gotten theirselves into some real money pits.

The only way I would do that is if I had a whole bunch of FU money and I probably wouldn't do it then either.

The house, for the price point, is very nice. However, the sales history popped up a warning flag for me. Gotta do some deeper research on it.

EDIT: Realtor just texted me the "why" it was bought and then put up for sale 2 months later. Single lady bought then met a man and she has decided to move to Georgia to be with him.

Yep. The roof is my #1 target question and the answer was 8 years.
Stoopit me didn't bother to flush a toilet or look at the AC. I was a tired dumbass when I went there. Getting ready to make another appointment so I can take HBPW to see it and I'll check those thing out when we do. Bad thing is, I dont know chit about pools other than they are a financial drain. The water was cloudy-white. I assume it's due to the lack of chemicals due to the current shortage.

If it were one of my daughters, I’d tell her to rent it out short-term (month to month) to at least cover the mortgage. Although being a landlord (landlady) has its own adventures.

Fill the tub & sink furthest from the street & see how it drains.
Pools require some work keeping the chemicals balanced. Saltwater is popular & not as expensive to maintain.
Look at roof decking in attic with flash light. 1x6 or 1x8 boards make a stronger roof decking. 3/8" plywood is commonly used now. Black spots on inside attic roof decking indicates water damage from a leaking roof.
Architectural asphalt shingles are the best (top pic) with up to a 30 year warranty
3 tab asphalt shingles (bottom pic) are good but don't have the wind rating as the architectural & carry a 20-25 year warranty.
Layers on roofs is important too especially if it has plywood decking. Its about weight
Look at the outside condensing unit (ac) & see how clean or dirty it is around the vents
