It's really not that dumb if you read it. It's good for both parties, and the numbers are inflated a bit due to the incentives in the contract.

At first when I heard of the contract, I thought it was a bit gracious from the owners perspective other than freeing up a good amount of cap. After the details of it were made known, it is actually a pretty good contract for both sides imo.
