If you don’t have the time or skill to accomplish the Renovate portion of BRRRR, is it still worth it to buy a solid property that is minimally cash flow positive after all things considered?

Couldn’t add homes at nearly the rate, but I think a new one every 5-7 years is feasible for me.

Hey man! Yeah definitely been some shake ups this year that was not planned but I am still doing the real estate game and would be happy to help you any way I can!

If I had to pay a contractor to renovate, I'd at least think about new construction on buildable lots. I'd have 60-70 grand in equity before the lease was signed. If I had that return on a BRRRR I'd be happy, and I don't have to deal with the "surprises" of a flip.

Of course, it takes a little bit of a nut to make that happen.

Had major issue with SF in late 2021 and 2022 so moved business properties to USAA in late 2022. They were great to do deal with re: tornadoes and they paid out quickly. Set of mini storages, warehouse, and small office building took direct hit from high end EF3 so these were no brainer claims...
