Lawn type for middle TN?

I have seed leftover from when I killed off and replanted my lawn a couple years ago. It’s top notch stuff but I don’t think it’s still good. And the place I bought it from isn’t very convenient especially for the little amount I need for a corner of my property (in fact most people think it’s my neighbors). Anyway I’ll try to find someone close by who sells seed by the pound.

Try the paper towel germination test. Wet a paper towel, grab 5 to 10 seeds and place them on one half the paper towel, fold it in half to cover the seeds and place them in a partially locked plastic bag. Give it 5 to 7 days and see if they sprout a root.

Common fescue. Just be prepared to kill it out every 5 years.

Other option: zoysia. Expensive but......

As long as it is the El Toro Zoyzia. We had Zoysia growing up. Best yard grass by far. especially for bare feet and practicing chip shots. But, most Zoysia requires the annual de-thatching or you'll barely get a mower through it. El Toro does not require de-thatching.

We have beautiful century old stands of bluegrass on the farm. One open area behind my brothers probably 2+ acres of solid Bluegrass. He keeps cut long. Cookeville area.

If you have the money I would suggest artificial turf. Buy you one of those big riding vacuums to deal with leaves in the Fall. Did I mention I hate mowing?

I’ll add one thing that is probably obvious, but hasn’t been specifically mentioned about zoysia. While it is phenomenal grass during the warm months, just like Bermuda, it turns brown the first time it frosts every year, and stays that way until early May when we start getting 80°+ temperatures. Not a problem as long as you don’t mind the grass being brown for 6 months, but if you’re looking for something that will stay green year round, zoysia isn’t for you. Fescue doesn’t actively grow when it’s cold, but it does at least stay sort of green.

You can always overseed it with rye grass. It will die out when the temp heats back up.
