Agreed, I hope so, but he hasn't given me access to his account to know what his pricing is.
His comment came as I ask if we should consider delaying the project in hopes the prices drop as I reference the futures market. His comment, "It's a mirage" As someone else stated there are a lot of projects put on hold at 4X, and will keep the price at 2X or more for quite some time.

While it’s unlikely the initial lumber bulk order will come from Home Depot (they normally get bulk pricing from lumber yards that cater to contractors) I can assure you the 10 pieces they are short here or there on an every other day basis is coming from there. But at the same time the HD Pro Desk has contractor pricing based on the volume of each contractor too.

Regardless all prices on the back end are still held high currently.

Possible but most other trades don't get their extra items from HD since suppliers are usually close and they get better pricing. Any sizeable wholesaler will smack around hd pricing (I did it for years).

I’m not really disagreeing with you. I didn’t articulate it well but the lumber yards will all beat even HD Pro Deck pricing. But that spread will move up and down proportionally as they are all moving the same commodity product.

More than one million migrants have now been apprehended at the southern border this year fiscal year, new figures show.

Customs and Border Protection revealed that 188,829 migrants were stopped at the southwest border in June, the sixth monthly increases since the start of 2021.

These statistics just account for the apprehensions, and doesn't include the migrants who cross undetected.

It is still not immediately clear where exactly these asylum seekers and illegal crossers are being sent after they are transferred out of federal immigration agencies' custody.

The Biden administration is telling immigration agents to prepare to process hundreds of thousands of migrant families and asylum claims as the White House moves to reverse Trump-era border and coronavirus policies, according to internal documents obtained by the Washington Free Beacon.

A senior federal official who spoke with the Free Beacon expects Biden to end Title 42—a law used by former president Trump's Centers for Disease Control to block migrants from entering the country—sometime this month. As part of the preparation for that policy reversal, senior Department of Homeland Security officials warned staff that they will have to process up to 1,200 family units a day. That number of family units works out to 312,000 a year, assuming the border does not see any future surges. Following their release from custody, those migrants are in effect free to stay, said one DHS official, because many immigrants skip their immigration court hearings sometimes scheduled two years after they are initially detained.

I saw that info. That’s amazing as hell in the current environment. Employers can’t higher enough people and are paying signing bonuses in industries never heard of before… and real wages still decline. Wow that is some special incompetence right there.
