I will be up in NET house hunting in a couple of weeks. I am in despair.......everything in Realtor.com is contingent, pending, or a friggin' split level.

Helping the wifey wind down an estate out there in DFW area. Got $300 sq/ft in Addison.

(I'm not from area but wife grew up there. I know there are much nicer suburbs)

The Addison home was small and well maintained but $300 sq/ft is nuts.

I sold a rental home that wasn't even on the market in Bartlett (Shelby County) for $190 sq/ft. (Long story, people looked at house for sale next door and we were there changing locks. They asked what we'd sell it for. We threw out a crazy high number and negotiated slightly down from there.) No one will confuse Shelby County with the DFW housing market.

When I first came out here thirty years ago the alcohol laws were very restrictive in the towns north of Dallas. Addison was was the shining example of reasonableness and they made bank off of the booze in restaurant thing. As a result Addison has a bunch of higher end restaurants and bars that have stood the test of time even though the rest of the Metroplex have loosened their laws. There are a lot of rumors that some major league project is in the works that will make Addison more exclusive.

Yeah, I nearly fainted seeing assessed value of my house out here in Lakeland....

If you live in Shelby County, you have until June 30th to appeal your value. If you are in a "red" area in Shelby County, you are likely overassessed.

Yeah, there's a ton of restaurants on Belt Line for sure. Actually, been out in your neck of the woods this week. The people who lived in this house were millionaires many times over but they wanted a house close to restaurants the months they spent in the Metroplex each year.

Go train wreck!!!

We did get our(partial) train wreck. Figured something would happen with my wife's lack of filter, alcohol, and resentment from HS bullying.

I was watching the 4th quarter of the Grizzlies game at the bar with the other guys dragged their by their spouses. The wife stopped by to watch the game with us. A couple of minutes later, 4 girls (including the eye roll girl from earlier) stopped by. One of those girls called the wife a derogatory nickname and was like "you are still a tomboy."

My wife was like "You got a problem with me?" and one of those girls said "Yeah, we have a problem with you coming here trying to show off. We are in our 40s now and you are dressed like a whore going to the club."

My wife then said "Bless your heart, you can't wear dresses like this anymore, can you? Isn't it funny that the girl who f**ked half the football team is calling someone a whore?"

You are correct with the single levels being the practical choice. Steps are killer and the less the better.

and they rarely ever have washer, dryer on the groundl level. I'm still kicking myself for not looking into buying the small 1-level condo we saw while helping our son look for apt. when he began grad school in Stl nmore than 20 years ago
