At those prices, that menagerie of families is far from crazy. That's like 25-33% of market price where I live.Sold our house 3 years ago to build the one we are in now, we got $134,000. The family that bought it were local and now are selling(it’s under contract) they were asking $289,000
They listed it on an internet site not with a local realtor. Our little town of 1,100 now has 4-5 houses list on the same site all over $200,000 for house that 5 years ago listed for $85-$135,000.
We now have families from NY,CO,AK,NJ,CA it’s crazy.
I know I'm a little late here but has your son thought about the utility industry, electric or water. Just about all have great retirement and benefits as well as a pension. I work for an electric coop and I have to say, we are taken care of and we've never had a layoff in the 80+ years we've been in business. Almost recession proof.I've thought about that too. The problem with that is, he's been at UPS for almost 2 years (part time) and they're bringing automation to the Knoxville HUB. The word is "lay offs are coming In January". UPS is union and seniority based, so he's looking for another job right now. And that's the other problem with so many new transplants in the area @MarcoVol ....... it ain't just the housing market that's being bought up by whoever, it's good paying jobs that are scarce and there's a lot more competition for them (and that's definitely not real-estate investors causing that). Me and my wife paid our house off, it's my kids making it alright that I'm worried about.
I went to Sam's east. Saw that huge new Amazon facility. My wife said they are looking for 1000 new employees. Has he checked them out?I thought you had mini ponderosa over there. . I agree though, I want him to find his own place. I was 26 when I got married and had lived on my own for 7 years. He'll be 20 in a month and never been out. I worry about him, a lot more than he worries about himself. I am glad he wants to get married but I couldn't imagine trying to start a life/family right now, especially in the financial shape he is in.
*I asked him after he bought his girlfriend a ring, what his plan was for a house. He said that I could give him the 5 acres, "since y'all ain't using it anyways." Bless his heart.

I'm pushing him that way. I mentioned getting into a trade too.I know I'm a little late here but has your son thought about the utility industry, electric or water.
