You lost me on the running off the field 40-50 yard down the field thing not slowing down the pace. You sub a guy and the ref stands over the ball till the defense gets their chance to react to the sub and get in place right? On top of that once they initate the reaction process they can change as many as they want and get them all into defensive position. Help me out here.

Our ones are better than their ones.
Our twos are better than their twos.
And so on. When the DC thinks you are rotating 1st 2nd and 3rd string, mix it up and suddenly his 3rd sting db has to try to cover Cedric Tillman. Lord have mercy on their souls.

Doesn’t mean that we are throwing the ball 40 yards every play. I am looking at the WRs take the secondary downfield, our RB has way fewer to stop him. But if the football is closer to the line of scrimmage, then the downfield WRs run off down the field while the next set is already lining up. Just a thought.
 
Speaking of golf, I will say this...

I used to be an avid golfer, but over the past 15 years, life has prevented regular play. Been shooting in the 90s the last decade or so. Been making swing changes over the past year, and something clicked the last 3 weeks. Went from high 90s to high 70s in the matter of a week. Last three rounds have been 78, 80, 79.

I used to be an avid golfer, but over the past 15 years, life has prevented regular play. Been shooting in the 90s the last decade or so. Been making swing changes over the past year, and something clicked the last 3 weeks. Went from high 90s to high 70s in the matter of a week. Last three rounds have been 89, 80, 79.

My score improved aftet I decided to hit from the ladies tees.

Erwin has some nice craftsman style, close to asheville. beautiful. that's about it.

Greeneville is choked off. Bigger, but still extremely rural. Jonesborough much more liveable. Better schools in Wash Co.
I work about as remotely as you can get...I'm retired.
 
I'm not sure where in Straw Plains, but have a friend that lives on that side of Knoxville - that'd probably be my vote from that list. Close to everything and def can get more house for your $ than west or north Knoxville. I know you mentioned Knoxville vs Chattanooga earlier so not sure why you're looking further north, but Athens is a nice little community, right on I-75 so easy access to the two bigger cities. I don't know anything about their schools tho.
In our initial planning/thinking way back when, Chattanooga was an option. Once it got crunch time we settled on the Maryville area. Then once we started looking we found that Maryville is getting very congested and the area is more expensive than other areas of east Tennessee.

So we thought about what we were really looking for and started looking elsewhere, mainly northeast of Knoxville, areas toward the tri-cities.

Game metrics –

Someone about a month ago asked if I could post some of the metrics during the season this year that I’ve been posting in the offseason. This is what I’ve come up with.

Obviously what is offense for one team is defense for the other.

1D+TD as a percentage of total offensive plays to show how efficient an offense is.

X-run % - to show what percentage of run plays were explosive (10+ yards).

X-pass % - to show what percentage of pass plays were explosive (20+ yards).

X-total % - percentage of total plays that were explosive.

Havoc % - percentage of defensive plays that were either TFLs, PBU, Ints, or Forced Fumbles.

Pass Rush % - percentage of pass plays that were either sacks or QB hurries.

I’ve used the Vandy/Hawaii and Northwestern/Nebraska games as examples. I figured it might be of interest to post the information for some of the matchups of our future opponents as well as for our own games, for example, Pitt/WVU, UF/Utah, FSU/LSU, and UF/UK, etc.

I didn't include returning production because as you can imagine the value of that tends to wane as you get farther into the season. It can however be of significant importance starting out the season, for example, Vandy was ranked #45 for returning production and Hawaii was ranked #131. Northwestern was at #58 and Nebraska was at #100.

I also didn't include 3rd down information because that information is published everywhere and can sometimes not tell a lot about the efficiency of the offense, for example, last year against Georgia we converted 45% of our 3rd downs and 48% of our 3D+4D; Georgia only converted 33.3% of their 3Ds and never went for it on 4D. So we did pretty good. On 1D+TD Georgia's offensive efficiency was 44.3% and ours was 28.6%, which, everything else being equal, might be a better representation of how our offenses fared against each other that game. jmo.

I am a Dolphins fan and I can hold my liquor... but not for very long because it keeps disappearing from my glass.

I think that's what @Nash_Vol97 meant, that liquor is the lifeblood of a Dolphins fan. We need something to keep us going. I've been a Fin fan for a half century and it's like, "I don't know how to quit you, Miami!"
 
This is the worst article on Hooker I've ever read. Every "compliment" paid to either Hooker or Tennessee is backhanded. Who the hell is the author? A Mizzou alum still salty over last year? Or one of our negavols that is stuck in 2020?

I will help as I can based on the details provided. I am a Mortgage Lender but NOT an attorney.

1-There is no right of rescission on a purchase for either buyer or seller, this is a right for refinance transactions, certain HELOC's, second mortgage liens, and some other non applicable loans.
2-Caveat is I haven't seen the contract but, the contract was written to, agreed upon and "BOUND" based upon the agreed sales price. The reduction at the table almost certainly nullifies this. It is a material breach.
3-The realtor: They are licensed and have certain enforceable penalties for violating the terms. What I would recommend is find out who their principle broker at their office is. Inform them that you will be taking legal action based on your experience. The "Principle Broker" (your realtor's boss) is very much in a vulnerable position here. They will be highly motivated to make you whole.
4-Do not bluff, contact a real estate attorney and follow through, and do it without delay.

Perfect advice.
 
This is exactly what happened.. and they vetted the shizznit out of us and didn’t even look at this dude’s stuff, just trusted that wonky new york bank.. who were like ‘opps’ at the end lol.. my advice would be only buy and sell to Tennessee folks in the future

And use only local mortgage lenders working with buyers.

Tri Cities is growing fast. Ppl are moving in from all over.
Jonesborough, Limestone and Greene Co. are nice places. I also prefer rural over towns. East TN is growing houses faster that potatoes.
