We went and saw a few houses last Monday. We returned to one on Friday and wanted to put an offer on it, but we knew it was priced too high (still within our budget, but too high for the comps in the neighborhood). Our realtor decided to reach out to their agent and see what comps they were using. They just want to sell it for a specific price in order to build a new home. We asked our realtor to see what they were wanting. Today she told us they reduced the listing price by $5k, but it is still 20K overpriced and they are not willing to budge much further.
We will continue our search, but what idiots. They really think their home is above all comps...

Bet they settle for far less. It sits on the market for any appreciable time and the owners will start to see the folly of their attitude.
Their attitude really comes across that they really don't care to sell the house that bad. If you want to sell the house bad enough you will price it comperable to what's around you. Obvisouly there are exceptions to the rule though.
Yes and yes. They just want to make money from their first house, unfortunately with the market houses are just not doing that. So they need to decide to sell with a loss or stay on birth control and not expand their family for now.
Expanding our family was one of the top reason we bought a new house. That and wanting to be off an main road so our kid/s could play.
I think it would be a great idea for them, since it is a small house, 1850 sq feet, but perfect for us two. They just have to decide what is more important, they can't have both ways.

Love my basement. And whenever you buy, hubby needs either a basement or a garage. Or a large enough backyard to put up a workshop. You get the rest of the house, but he needs a man cave.

Psh, basement is not on our radar. I think I've seen two homes with that so far.
