We've been looking at some properties off and on in different areas. Noticing A LOT more price cuts and days on market are significantly longer. A lot less "Pending" status as well.
Odd, I have 30-50 acre tracts for sale in Roane County below Kingston, and have sold 3 of them within the last 45 days.
But when the rates went up I thought we would have to drastically lower our prices or hold the land for 10+ years.
There is something psychological about land sales. When people think there might be a rate hike they "buy before the rate goes up"
When it comes to stocks a deep drop in stock prices will make a lot of people sell at the worst time. I've heard people say "i'm selling before I lose everything". Unfortunately, when their IRA/401K has lost 30-50%.
 
How much %?

It definitely varies since we were looking at a wide price range trying to narrow it down. I would guess based on what we’ve seen the avg would be around 5% or so. Certainly not financial crisis fire sales, but may get steeper if the avg days on market keeps adding up.

I’m too stubborn. I will hold that stock until it rebounds, don’t care if it’s 10 years….unless I need a tax write off and I can reallocate that $$ into something more interesting. To your first point, it doesn’t really surprise me that raw land is still sought after. Interest rates at these levels don’t really affect my willingness to buy something I like if I find it. Sounds like I have company in that regard. I will say the days on market and price cuts I’ve seen are strictly wrt existing home sales, not land. We’ve been looking, but my wife wants to stay in West Knox I would prefer to get further out for more land and a little better deal…and less people.

Sometimes the overreaction will be more like a 10% decline in share price. Math is hard.

The negative earnings are more concerning. $7.75 billion market cap as well. Is $2/can a fad or sustainable? Pepsi is a believer.

Yes, I think that was an over-reaction. However, it did give me pause about whether the owners are a bunch of hustlers.

If I recall correctly, that negative earnings was just a one-quarter writeoff. Look back at the three prior quarters and l think they are slightly positive.

Overall, I still think CELH is going to slay. The young bucks around me at work are sucking them down every morning. They think the drinks are healthy. The kids aren't drinking much coffee these days. CELH is the new coffee.

I don’t know if there was a 10% haircut in this case. Just that that often happens to companies with unfavorable news. The share price change is often not reflective of the actual impact to bottom lines.

Maybe part of their bad earnings was from reserving some expense for the lawsuit.

I see a lot of kids still filling up all the local coffee shops around town as well. Bought SBUX at 73ish. Happy so far. Looking at the CELH 5yr chart, wish I had taken a piece of that action too. It's on my watch list, though.

Good point. Yeah, I forgot about Starbucks being coffee.

What I was thinking....back in the old days, we had an office coffee pool. Two or three pots going all the time. The kids don't have those anymore.

We do have K-Cup machines

I believe we’re going to get a 100%er out of Tesla if you got in at $100. I’m going to hold my shares and just see what happens.

What scares me is that they are slow putting together a comprehensive, home power management system while the big auto manufacturers are ramping up their EV production. Their battery production has competition as well. Plus the grid and mining face challenges. I’ve done a 180. But could jump back on board - more as a LT long.
