Yep. My 23yo son thats getting married in March just paid $255,000 for a 2 bedroom house...and it was a "good deal" in the market here. My wife (his mom) was his realtor. Thats twice what the price was pre-covid. Its absolutely ridiculous. They will be slaves to their mortgage for a while until incomes improve etc, but the alternative was throwing away money on rent in an apartment.

Its not at all lost on me that it means my 401k, from a lifetime of hard work, now has half the purchasing power on the single most important asset a person can buy...and nearly the only thing people buy that historically holds onto or slowly increases in value. Between that and the incredible inflation of everything else in Bidens term, the actual value of my entire lifes savings...its actual purchasing power which is most important regarding money...has nearly been cut in half in about 5 years. That makes me quite angry.

Where'd your boy find that around your side of CLT? W or N? Or did he go into SC?

Price isn't terrible. About what he would spend to buy a buildable lot and build a 3/2 spec home with a few nice upgrades.

Good for him to be able to start out like this. Hope the cost isn't too crushing. Now, to get him to start saving as his income increases.......

I'm not being disingenuous at all. You posed a theory. I've responded with what I see as significant flaws. The probability of your theory being correct is tiny. You seem offended that people to don't buy into theory.

Occam's razor is that it was an innocent gesture. Taking that position is not going to ultimate lengths to give him the benefit of the doubt.

Everything is supply and demand. If demand falls off a cliff new home builders simply wont be able to sell or rent those new builds at the prices they want. Its happening right now in Florida and Texas.

And developers won't build new because it won't be profitable. Supply and demand play a role but I'm telling you first hand, My operating cost has nearly doubled in the last 2-3 years.

It's already happening in Canada who enacted much lighter immigration restrictions than Trump is likely implementing. It doesn't really matter what a landlord asks or needs for rent if there isn't demand to meet them at that price.

LOL, take it from someone that rents, my cost of operating have doubled. I'm a nice guy but I'm not renting without making some sort of profit. If people can't rent their properties, I'm sure they'll lower rent or simply not rent or maybe repurpose it for commercial.
