With people without high school diplomas expecting $20 per hour now, how much longer before we professionals with degrees and decades of experience start demanding equivalent bumps in pay? I am ready. I should be approaching 100 per hour now if life is “fair”
He doesn’t want to break his promise of no tax increase for those making $400K or less….200k minimum wage should do it

Joe Biden overinflated the efficiency of vaccines, especially against the Delta variant, during his gaffe-filled town hall on Wednesday where he claimed the jab will prevent Americans from contracting coronavirus.

'We're not in the position where we think that any virus, including the Delta virus, which is much more transmissible and more deadly in terms of unvaccinated people, the – the various shots that people are getting now cover that,' Biden said during a CNN town hall in Cincinnati, Ohio on Wednesday.

'If you're vaccinated, you're not going to be hospitalized, you're not going to be in the IC unit, and you're not going to die,' the president told host Don Lemon on stage at Mount St. Joseph University.

'So it's gigantically important that ... we all act like Americans who care about our fellow Americans,' he added.

Biden struggled at some points during his town hall to complete statements coherently as he lost his train of thought on multiple occasions.

At one point, when talking about getting vaccinations approved for children under the age of 12, the president said: 'That's underway, just like the other question that's illogical. And I've heard you speak about it because you always – I'm not being solicitous – but you're always straight up about what you're doing.'

'And the question is whether or not we should be in a position where you uh, um, are – why can't the, the, the experts say we know that this virus is, in fact, uh, um, uh, it's going to be – or, excuse me, we, we, we know why all the drugs approved are not temporarily approved by permanently approved. That's underway too. I expect that to occur quickly,' Biden continued as he fumbled over his words.

Many posted images of the mostly-empty auditorium, questioning why CNN and Biden weren't able to fill all of the seats.

He continued to ramble in saying: 'Ask — you know, when I went to this G7, all the major democracies. I walked in and go, 'America's back.' I'm serious, heads of state. I give you my word as a Biden. They said, 'Are you really back?'

Any contractors out there? I’ve spoken with a couple recently. Both are saying they’re finishing up developments already under construction but putting off new purchases of land and believe the housing market will be drastically different at this time next year. I would sell, but really no place to go and nothing around me I want to buy that isn’t a stupid price point. Plus the kids will be coming home for a couple more years. If I sold, I would rent till I could take advantage of a much cooler market.

I have not been this pessimistic in a long time. Prices and deliveries are huge issues.

Friend of mine who's a custom builder has been at least 12-13 moths or more out on starting new builds, this weekend he told me he doesn't have anything on the books past Feb next year yet.

My cousin says his residential guys are in similar long term outlook.

He's commercial const, says they plan on business as usual.

Here the city has approved 3-4000 new houses in a few new developments so it will be interesting to see if/when they start.

They are putting new developments all over here and there are wait-lists. The prices for these semi-custom tract homes is insane. Decent lot, 2800 sq ft, with a pool will run $500-550k and they're popping up everywhere

Sounds like 2009 housing bubble on steroids
But the loan qualifications are much more strict so it doesn't make sense. Construction loans we applied for less than a year ago required 15% down minimum and 20% based on credit. I just don't see how all these people afford it. Many seen to be moving south

I think people are starting to adjust to the pessimistic outlook - inflation, supply, business cycle contraction if inflation continues, taxation uncertainty. At least they better. Then how to you take advantage of favorable rates with the things mentioned above before the rates start to spike.

That's the problem in times like this. The only people who make real money in real estate changing hands are the leaches (sorry Hog) ... realtors, lawyers, title companies, lenders. They really love inflated markets because they just get a cut of the inflated costs. I keep telling my wife when she starts talking about "improvements needed to sell" after watching the home improvement shows to look at who sponsors those programs. Buy your house cheaper, do improvements the way you want them, and don't get screwed over on house flipper specials with cheap, cosmetic paint, carpet, etc.
