Great message for a great morning. Why is it great you ask? Because we are alive and TN plays football.

I mean it's a meme but China and Japan both were in a near constant state of civil war for an excruciatingly long time. While China can lay claim to 3500 years of civilization/history much of it is as not as a unified nation and that's without including conquests outside of what we think of today's China and/or Japan. (Europe was at war for eons as well but it emerged with multiple nations and multiple empires vs. 2 big players (a third if you count Korea). The biggest difference is that China had civilization while Europeans were still living in mud huts).

I think NC State prepared us more than maybe we think against OK. NC State is average at best, but they had enough athletes to test us for a while. I think thay helped us handle Oklahoma a little better than if we hadn't played them.

Out of state buyers are over paying and paying in cash.
They sell their homes for $6-7-800,000 move to rural Tennessee and buy a nice house paying way over market value. I’ve had several tell that the property tax savings alone make it worth it. The guy from New York went from almost $20,000/yr to less than $2,000 he couldn’t believe it.

I talk to new neighbors from CA often who sold a modest home in CA for $2M and moved to TN. Bought a new house 2-3x larger in cash, usually unseen, over ask. Had enough left over to buy the vehicle(s) they've always wanted and other toys.

Hard to blame them.

My neighbor is the same. He keeps buying toys in cash that i know his regular job would not typically allow. I do not worry about keeping up with the Jone's, but I do remind myself he sold a home in Cali and made bank.
