Read up on Kansas and what has happened there while you're chortling about Illinois.

Public pensions have been a scandal in a lot of places, I will say that.

Just had a thought. I have been watching you bash the GOP for not caring about the middle class. Yet you acknowledge the pension crisis. It's coming and will be far worse for the middle class then anything we have seen. Dems have led, and rely on these unions, for election. How the hell do you rationalize that? Millions of state employees will have their retirement wiped out. It's coming and will be very ugly. The Feds won't be able to bail them all out.

4 of the 10 richest cities of TN are in Shelby County. Recycled and tired jokes aside, the state ain't letting that money go.

Depends on how you slice the data, so really should say 4 top income areas (out of 10 becomes too analytical): Arlington, Collierville, Germantown, and Lakeland all have high median income levels and low poverty rates.

Shelby county will be a shell of its former self in 10-15 years.

Money is moving east and for good reason.

Just don't let Chicagoans move to Tennessee after the statepocalypse and do to my state what they did to theirs.

Locusts, viruses, parasites and socialists all consume resources until nothing is left and then move on to another thing to devour.

Just look at Memphis. Thats what happened there

Money is moving east and for good reason.

Collierville and Germantown were plenty wealthy 20 years ago.

How's that any different than Nashville wealth moving south? I've been to Fayette county plenty. Any wealth moving there is from retirees because the schools are crap. You meant to say north but what do I know.

Memphis houses 4 of the top 9 companies in the state (Forbes). It ain't going anywhere.

East Memphis was booming. Germantown was a money town. Collierville has taken that crown now. Fayette county is growing and money is moving east. (South as well to Mississippi.)

When folks leave east Memphis and Germantown and move to Southaven and byhalia you know something's changing.

Everything has changed so much while I was gone.

If you want a real pension scandal, read up on the NYC police dept and how overtime pay for the last few years boosts pension pay above regular pay.

Or look at congressional pensions - now they really know a thing or two about making crime pay.

Public pensions have been a scandal in a lot of places, I will say that.[/ several years ago I believe it was in Wisconsin in which the governor asked public employees to pay 5% towards their retirement and healthcare while the state was gonna be 95% of their needs and they blew a gasket…brilliant

No one is leaving Germantown for Southaven. For the record, Southaven is becoming a dump. Houses in G'town are selling like hot cakes now that we have our own school system. My house just went up $40k in value according to the last tax assessment.

East Memphis still has plenty of money folks. There are plenty of places in Memphis that are being revitalized etc. It's really an issue of crime and politics that is holding Memphis back. All of the money folks in Memphis send their kids to private schools.

This is just flat out wrong. MidTown is absolutely booming right now. Growth everywhere. Home prices rising.

Germantown is rock solid.

Fayette county is growing, there is no debating that but it has basically no city services and the schools suck.

A bad school situation is a problem, but if done right, the lack of city services other than roads and police protection is no big deal. We live in the county (not Shelby or Fayette) and pay for garbage service, fire and ambulance service, and water. Garbage is something like $60 per quarter, water about $20/mo - we have a septic tank, and fire protection is $150/year. I can guarantee you that the difference that we would pay if annexed is far more than what we pay for the services we need. The county ran a sewer line a street over and those people pay something like 2x or 3x the water rate. The fire protection is great in the couple of instances it's been needed in the neighborhood - and we have a fire hydrant in the front yard. Just too much additional overhead when governments start providing services.
