Guys and gals, I put granular Dimension pre-emergent on in Feb and Sept every year, and keep a conscentrated Triple Superphosphate 0-45-0 on hand for my tank sprayer. It does it's job and I've tried everything on my yard.

I've never aerated or overseeded my yard.

Good combo.

No straight nitrogen?

No sir. I have a mix of Bermuda and fescue and which I don't have a problem with like some people would.

I spot spray the Triple for erratic weeds and my mulched areas. Overall, my yard looks as good as my neighbors who has Chemlawn come out to treat his lawn.

But a sharp blade is key, seeing the dead ends on fescue doesn't look good.

Replace you grass with zoysia grass. It is slow growing. My previous home had zoyia I loved it nicest lawn i have had and very little maintenance.

i have put it out and it is slowly taking over,it has taken over most of the front yard, all from a couple of buckets of it,i put it out in some small sprigs,about the size of your hand in triangles,spaced about 2 or 3 feet apart and watered the hell out of it the first year

to me it is the best grass,low maintenance,it likes the summer sun,feels good to walk on bare footed,it is like a grass carpet lol it does turn brown in the fall,but it is worth it and it will choke out any weeds in due time

damn i will have to work on the riding mower too,i guess now is the time to do it,mine got to where it wouldn't move last year and it beats the crap out of me as to why

Sharp blades and tip speed are key to a well groomed lawn.

Bermuda and fescue tend to do well together. Eventually the fescue will start to grow in clumps and will need to be removed and seeded. But you sound like you have it under control.

What's the downside?

to me there isn't any,I'm serious you and your family will love walking on it,your yard will be green in the dead of summer,when everybody else is going damn i wished it would rain

like others have said,it might be a problem with your neighbors,but once they see what it does,most will like it,my friend that i got it from lives in a subdivision and it has taken over other yards and they all like it

he did start with the sprigs and he didn't buy much of course he has lived there a long time ,it isn't like it will take over the neighbor hood in a year or two

put some out in a small area and let it grow,if that is what you want to do and see how you like it,once it gets carpeted over you can move sprigs a round,if you are cheap like me

i have no idea about the price ,like i said i got a couple of buckets from him and planted it and it has slowly grown and is damn nice to walk on :)

On the cost
Bermuda is about 80-100 a pallet
Zoysia is 180-200 a pallet
a pallet does 300-330 sq ft. so the difference can add up quickly

Wow. I'm getting it 145 a pallet. 500 sq feet
Bermuda is 65 a pallet and does 600 sq feet

They sell Zenith Zoysia in seeds down here in FL. 1 bag is about $39 and it covers 1000 SF.

Yeah sand works well. Only problem is that is does not hold moisture well ( obviously)

i have a major problem with water run off,from the ridge behind me,the last 2 hard rains it looked like a river running down my yard,if i remember right it is over 300 feet up,from my house,behind me

I may need to hit up Mr. Google, but I'm intrigued.

In my experience Zoysia outcompeted Bermuda, but I only had a very little patch. My back yard has spread pretty quickly over 2 years and I started with a single pallet and placed squares throughout the yard and just let it spread.

I went the cheap route because I was unsure how it would do. Wished I had bought more and my total yard would be close to finished.

2 years is about the time it takes to do this.

If he wants to spend the money sod is the way to go. I would kill out the Bermuda first though.
