Rates are great but the lenders aren’t necessarily processing refi applications expediently. My sister’s drug out for months. I’ve never been through a refi.

I've never been through a refi either. I talked with a friend of mine in the business, and he said this year has been crazy from a volume standpoint.

I might just pay off my mortgages now and borrow the cheap money later. I can’t remember what my current rates are (1st and HELOC) but it is certainly higher than anything available in low risk fixed income investments. Sure would like to get locked in for 15-30 years with that under 3% money though.
 
One side will be declared the winner by the media, the DNC or RNC, and various governmental bodies. Then the other side raises heck through the legal system.

One thing that might be a good idea is to force states to follow uniform guidelines for national elections. There seem to be many different ways to administer and monitor the process.

I agree completely on the first paragraph. I don't disagree in practice on the second, but I hate the principle of the fed gov telling the state govs what to do. I don't have near the influence on the federal government (I'm one of 360M) as I do on my state government (I'm one of 9M). Problems should be resolved at the lowest possible level.

This happens every election with states taking forever to finish. The interesting thing this year is that so many states still matter to deciding the winner. I remember one state in 2016 (maybe AZ) not getting called for Trump for a week or two, but it didn't matter then since he already had 270 locked up.

Well, maybe at least the run for POTUS. It’s rather silly that NE and ME split up their electors and the rest do not. Doing the same thing in CA, NY, FL, IL, TX, and others would be desirable for the partisan hacks. States rights shouldn’t be limited, but c’mon man. Count the dam votes by at least the following morning. Uniform rules for which votes are valid doesn’t seem that it would trample state’s rights. Post marks or date received? How to handle the problem paper ballots? How can the process be made completely transparent? How harsh can penalties be made for obvious fraud... like dead people voting, ballot harvesting in nursing homes, interfering with mail delivery, etc? It’s too much of an anything goes arrangement. But adjusting Article II would be yet another $**+ show.

I guess since the REAL election for POTUS happens in early December, I suppose the problem is that we’ve become accustomed to knowing who won around the first Tuesday in November.

You need to put every state on that list. Then gerrymandering will be worse than ever though.

A few years ago, I did a "No Closing Cost" Refi through First South Credit Union here in Shelby County. Rates were slightly lower than a bank plus there were no closing costs. Only downside is that you were limited to 10 year loans but that was fine by us.

There might be a credit union that has a similar deal in your area.

That sounds like a good deal. No appraisal? Etc. or did they just waive the typical 1/2- 1 % origination fee?
Loans without appraisals and other safeguards were common before the great recession. Regulators tightened up then.

Not anymore. I've been looking for a chance to sell and found it this morning. We were on vacation a few weeks ago, and my wife visited a higher end outlet mall in FL. I was really surprised by the number of vacancies. I know this is anecdotal, but I would bet 50% of the stores were closed down. I worry about retail in the short to mid term.

What part of FL? Were most of the restaurants open?

Tampa Bay area. Everything that was still in business was open for business. Restaurants we're open both indoor and outdoor, but it was really a startling number of stores that were permanently closed. The last time we were there, it was vibrant and full of local shops and mid to high end retailers. This time it looked like a ghost town.

And half the population voted for a guy who openly stated he'd shut things down again......

Smokey would be doing better but my wifey had FAR more success hitting the outlet malls when we were in Florida this fall (Destin area)...
