You know how few people know how instrumental the French were to our independence?...it is sickening that people are so stupid to me.

There is no USA without the French.

What os really ironic is that it was Louis that provided the help to a bunch of progressive anti-royalist liberal revolutionaries...lol.

Of course he was just trying to hurt the English...
I know how instrumental the French were in our revolution, but it doesn't curb my delight in making fun of those surrender monkeys.
 
Hope all of you folks had a wonderful and safe Independence Day! Me and the wife spent the evening of the 3rd breaking all the green beans we had picked and got 28 quarts canned before going to bed, We got back on them yesterday morning at 6 am and finally finished them up about 1 pm with a total of 81 qts from our first picking! We went to a friend's house for an afternoon gathering and enjoyed their pool, some wonderful smoked boston butt, slabs of ribs, potato salad and baked beans. For dessert, we had key lime pie and peach cobbler. After starting the day so early and then enjoying all that food, we got back home around 6 pm and we both were out by 8 last night. Fireworks were booming all around us but didn't keep us awake lol.

Agreed. It should not be allowed on an FHA loan. If I was able to get a 3.85% interest rate and borrow hundreds of thousands of dollars then how in the world am I such a risk that PMI is required? Total scam. At least it will go away once I've paid off 20% of my home.

Also, this probably won't help most in this forum but anyone who has never owned but plans on getting an FHA loan should ask their lender about qualifying for a Chenoa FHA. Program originated in Arizona.

With a Chenoa FHA, you only have to pay closing costs and inspections, etc. up front. The 3.5% FHA down payment does not have to be paid and is put in a separate mortgage that is forgiven after 2 years of on-time payments.... and it can be any 2-year period. If something happens and you have to pay late one month then the 2-year clock starts over. Over $15,000 for a down payment that I will never have to pay. It also helps people who have $10-$20k saved to go ahead and buy instead of needing $30-40k saved for up-front expenses.

It helps people to buy much earlier and stop throwing money away in rent if they are ready to settle in one area for 5-10+ years and you can still sell the home at any point. Great program!

Playoff or bust?

Sheesh. Hope our fans don’t think that way. Not many pundits are putting us in the playoff preseason and I’m guessing we will be somewhere in the 16-20 range when the top 25 comes out.

We have a really nice roster, but it’s a first year QB with unproven WRs and a thin RB room.

I think of Tennessee as being at the front end of the playoff “window.” They should make it a few times in the coming years, but I’m not in the “they must make it this year or else” camp.
 
Weird that it takes karo syrup to make you miss your grandparents.....

Yep, only time I ever even think about the people who basically raised me is when Karo Syrup is mentioned. That and peanut butter, honey, Southern style potato salad, cigarettes (I don't but they did), Makers Mark and Eagle Rare, the Army, any major life decisions, daily random thoughts about how they would have reacted to something one of my kids does, seeing my son's resemblance to my Grandpa, looking at pics, seeing my grandfather's initialed wallet from the early 1940's on my dresser and especially the love of the Vols that they instilled in me.

Geez I need to find more time to think about and miss them, lol.

Is the RB room actually thin?

It's inexperienced outside of Sampson but I don't know about thin. We have talented depth.
 
Yeah, the whole sex on the beach thing is incredibly overrated/glamorized. I'm trying to keep things PG but let's just say that as a man receiving something else on the beach is the way to go. Also recommend at least a water bottle in order to rinse off and some sort of protection from wind-blown (no pun intended) sand particles are highly recommended.

Not much to be done for a lady except kissing on the beach. Anything else causes sand in places no woman wants.... and they already have to deal with a certain amount just from swimming or being there in a bathing suit.

Guaranteed privacy, so you don't scar any children, being a must goes without saying. Luckily it gets very dark at secluded beaches unless there's a full moon out (also no pun intended). Ok, I've said more than enough.

Yup.

I think we're maybe ~35-40% to make it, from what I've seen tossed around. And some of it will have to do with how Ole Miss, Mizzou, etc play out their season, which is outside of our control.

It sure isn't a "make or break" thing, given Nico's young age.

Sure would be awesome though and I'll keep the faith until proven otherwise.

I agree. You should miss them far more often.
