I don’t know if I’m the only one, but I feel like this new British-Nigerian DE we got is gonna be a good one. He’s 6’4”/6’5” at 240 lbs with probably another 20-30 lbs to be added on. Not to mention his wingspan is over 7 feet. I just remember Constantin Ritzman.
He’ll be a TE.

This will be interesting for all of college sports. Knoxville is an interesting location for this. The market is kinda there but also kinda not. If Danny knocks it out of the park they will come. I can't imagine the numbers this would have drawn during football season last year.

TBA and Neyland are two of the highest attended venues in all of college sports...if we don't have the market, who does?

Because it's Knoxville. It would boom during football and basketball games but not sure it's feasible outside of those. If the businesses that establish there do enough revenue during those to stay open the entire year then so be it. LA live looks like they have events every week and I don't believe Knoxville is a big enough draw to get big names in entertainment there. The cities where I've seen this entertainment area compared are LA, Atlanta, and Chicago. I'm probably missing the point and maybe it's nothing like LA live. I just can't see the venue drawing many numbers to see a local up-and-coming country singer every week. I doubt they add a casino. The best I could see would be to put straight housing on the strip and everything moves to the entertainment area.

That has to be a penthouse. I lived in Asheville in 2011-2013. Which has an average of 1.5-2 times higher property cost than Knox or Maryville.

Cmon man. Just for a hotel room? No way they're charging $5k per night in Asheville, for a regular business room.

Is LA live, braves version, and cubs version not open 52 weeks a year? Seems like way more than just sports. LA live hosts musicians, comedians, etc. Knoxville is not a huge draw for those.

I think you raise valid points. I will say that downtown/Old City are booming pretty well. I agree it might be a little challenging outside of sports seasons, but I think the developers will realize this and ensure that there are enough events to keep the area booming. Abundant and free parking would be helpful.

If UT baseball continues its success, then I would think you would have customers through part of May. So, that would be September thru May. The summer months would most likely be down, but you could add some concerts or events during that time. You have to give people a reason to come to campus though.

I agree. If you build it, they will come. There are very few fans and states as devoted to their state universities as ours.

UTK is Vol heaven. The peak period is like you say Sept - May. The offseason would be filled with events and concerts.

It's not hard. Sevier County has become the model for how it is done. They promoted and built around the GSMNP theme. Now the off season is about 70% of peak season overall. Very few employees are laid off in the offseason now for fear of being unable to fill the sopts in the primary season. There is enough business then to hit breakeven until the primary season rolls around.

So what you're saying here really is two things.

1. you're not in or near Knoxville
2. you don't keep up with the music acts coming to Knoxville

If anything this new "entertainment" hub would just allow UT to take advantage of the ability to bring in big acts more frequently to TBA and potentially open up Neyland for large scale outdoor shows as well.

But that is 1-2 weeks in major cities though. And the standup lineups are absurd, even midweek. Wife used to work in the Knoxville music industry for AC Entertainment (Ashley Capps...godfather of Bonnaroo) and Knoxville is a C-tier market. Being the 64th largest MSA in the country, between McAllen, TX and Albany, NY limits the ceiling some. UT helps quite a bit though too, which is why it's still a better market than McAllen, TX.

I've followed tours across many bands and realized I would go absolutely freakin broke in any large city 😆😅 LA, Denver (Red Rocks), Austin, Chicago, NYC...count me as bankrupt.

But I do agree with you this could cause an uptick and create its own boutique market boost.
