That makes me want to curb stomp Beamer. I would say the players were clueless, their coaches that were involved probably just told them they figured our stuff out for themselves.
 
Rather have those Crab Grass smoothie drinkers from California move to Tennessee, than those smug Florida individuals and those crabby @$$ Northerners moving here.
Ohio and most midwest folks are fine, but them damn NY and NJ folks always like to tell you how great things are where they are from...

 
I wish I could have bought a small starter house before prices got nuts. My 20 yr old is wanting to move out (and I want him to) but he can't afford it.

Me getting laid off during covid and then what's happened with housing prices and everything else since has wrecked our plans. It's beyond frustrating.
Just be sure to keep good health insurance. . .

Housing prices are absurd right now. I got lucky and bought in August of 19....... The amount prices have gone up since then is dumb.

I'm guarantee that they have not learned the difference between UT - The University of Tennessee and TU - Texas University or Tennessee Orange - Pantone 151 and Texas Orange - Burnt Umbrage.

You should have him pay you rent, but you stash the rent he pays you into a high yield savings account.

It'll get him used to paying rent and budgeting, and then in a year or two when things settle and he finds a spot "here's your down payment"

My point is, it shouldn't be like this. The "American dream" for my family was getting a job, getting a home, getting married, and starting a family. I'm close to 50 yrs old so it's not effecting me like it is my kids. They're in competition with US "migrants" and illegals.
You didn't mention your son was married lol.

I don't know about "shouldn't." There is no God-given right for every single human alive to own a home in their 20's. It's a lot harder for our kids than it was for us, but it's still WAY easier for them than 95% of the world.

I don't know a whole lot of illegal immigrants who are buying $250k homes. I think it's more that people from expensive areas are finally realizing those expensive areas aren't worth it, and they're taking their massive windfalls from selling their homes and moving to lower cost areas, which drives the cost of living up there because they're brining their wealth with them. Prices go up any time you raise the money supply, and the local money supply goes up when people with lots of cash move to areas with less cash.

To add on to this..... If you have good credit, put your kids name on your account and give them a CC (if they're responsible) it helps with their score and ability to get a loan when they go buy the first time.

Better option, have them sign up for a gas card.

I got one when I turned 18 and went to college, just using it to pay for gas while I commuted etc. raised my credit score a ton for those 2-3 years. I remember sitting down for my first car loan I was taking out for myself and getting the "well you're young" speech from the loan officer, until he ran my credit.

Then suddenly it was "Here's what I can do for you Mr."

Yeah. All these cities around the country are whining about a few murdering, raping Venezuelans or some pet eating Haitians. We gotta put up with mental defectives form California and all kinds of other idiot yankees. This spring Jeff Spicoli pulls up (apparently he had just moved here and has woman and baby) and asks me why I was digging up all that dirt running all that machinery in one of my fields. I proceeded to tell him that I was planning on plant corn. He said, "Did you get a permit?" I went back to my truck, got my gun, and shot him.

My daughter and her husband are buying the home 2 doors down from us for $80k under the actual value. I have done work for the neighbors for discounted or free rates for years and they decided to sell to them cheaper.
